What You Need to Know for a Safe Investment

Conditions for Foreigners to Purchase Real Estate in the TRNC
The TRNC reciprocally provides the rights that other countries grant to TRNC citizens. Within this scope:

  • Citizens of the Republic of Türkiye may purchase in the TRNC, in total:
    6 apartments, 3 villas within a complex, or 1 plot of land up to 1 donum (1,338 m²), or land with a house on it within 2.5 donums (3,300 m²).
  • Citizens of third countries (excluding the TRNC and Türkiye) may purchase up to 3 apartments or 2 villas within a complex in the TRNC; alternatively, they may become a company partner and carry out buy/sell or buy/build/sell transactions.
  • People who wish to make more than one real estate investment may do so; however, if they purchase more than the legally determined limits, they are granted a 10-year usage right and retain all rights except the transfer of the title deed into their name.
  • Shared sales are only possible among TRNC citizens.
  • For purchases by foreign nationals, permission from the Council of Ministers is required. This permission process is managed by our experienced lawyers.
  • Foreign nationals may obtain a 1-year residence permit, or longer if preferred, by purchasing property in the TRNC. With this permit, they can live continuously in the TRNC, open a bank account, and benefit from all public services.

Taxes on Real Estate Purchase

When purchasing property in the TRNC, the following taxes apply:
